Bookings through Vrbo
When you use the “Check availability” or “Book on Vrbo” links, your booking is made on the Vrbo platform. The price, payment schedule, cancellation policy, taxes, fees and other conditions displayed to you by Vrbo at the time of booking form part of that reservation and take precedence where they differ from general information on this website.
Direct reservations
If Villa Kate accepts a reservation directly by written agreement, the specific written offer or booking confirmation sent to the guest governs that reservation. Direct rates may be agreed separately from Vrbo rates, and payment for direct reservations is accepted by bank transfer only. Under the property's currently published direct-booking conditions, a 40% advance payment is requested after confirmation and the outstanding balance is due no later than 60 days before arrival.
Under those currently published conditions, cancellation at least 60 days before the stay allows the advance payment to be returned; cancellation 60 days or less before arrival is non-refundable for amounts already due or paid. Any different conditions stated in a written offer or confirmation take precedence.
Stay and property rules
Current standard check-in is from 15:00 and check-out is by 10:00. A refundable security deposit of €300 is required under the current house policy and is returned after departure provided no chargeable damage has occurred.
The property is intended for registered guests. Parties and events are not permitted unless expressly agreed in writing. Smoking is not permitted inside the accommodation. Pets are not accepted unless a written booking confirmation expressly states otherwise.
Guests are responsible for reasonable care of the house, equipment, pool area and grounds, and for the conduct of accompanying guests and children. Children must be supervised around the swimming pool and outdoor areas. The maximum standard capacity is 5 guests plus up to 2 additional child beds where agreed in the reservation.
Minimum stay
Under the current published seasonal policy, July and August require a minimum stay of six nights. The other listed seasons require a minimum stay of five nights, unless a booking offer or Vrbo availability states otherwise.
Availability and liability
We are not responsible for the operation, availability, terms or content of independent third-party websites such as Vrbo, Google Maps or linked tourist information sites. Guests should review the relevant third-party conditions before using those services.
Nothing in these terms excludes liability where exclusion is not permitted by applicable law. If circumstances outside reasonable control prevent a stay from proceeding as planned, the rights and obligations applicable to the reservation will depend on the booking channel and the specific booking agreement.
